Community Fees in Assisted Living: What They Are & How to Negotiate Them
When you’re already looking at thousands per month for care, the last thing you want is an extra bill for thousands more. That’s where “community fees” come in.
What They Cover:
Preparing the room/space
Administrative paperwork
Marketing & move-in coordination
How Much They Cost in Maryland:
Typically $1,000–$5,000, or equal to one month’s fees, sometimes more for premium communities.
Refundable or Not:
Most are non-refundable, but some communities will credit part of the fee toward the first month’s rent if negotiated up front.
Negotiation Tips:
Ask during tours if the fee can be waived, especially if they have vacancies.
Leverage move-in timing — end-of-month or quarter deals are common.
Bundle requests — instead of just asking for a fee waiver, request additional perks like upgraded meals or a bigger room.
