What They Cover:

Typically $1,000–$5,000, or equal to one month’s fees, sometimes more for premium communities.

Refundable or Not:

Most are non-refundable, but some communities will credit part of the fee toward the first month’s rent if negotiated up front.

Negotiation Tips:

  1. Ask during tours if the fee can be waived, especially if they have vacancies.

  2. Leverage move-in timing — end-of-month or quarter deals are common.
